The city of Boston has started regulating Airbnb/short term rentals. The new rules and regulations can be confusing so we laid it all out in an easy to understand format. At least we hope!
28 days is the magic number. If you rent your Airbnb our for more than 28 days straight to one guest/tenant, your property is no longer considered a short term rental. Therefor you do not have to follow Boston’s short term rental guidelines.
If you rent Your Airbnb for less than 28 days at a time to one or multiple guests, then your Airbnb is considered a short term rental. Therefor you need to make sure you are following Boston’s short term rental guidelines.
Boston’s Short Term Rental Guidelines
- Register with the City of Boston - You must register you Airbnb or short term rental with the city of Boston. Once registered you will be given a registration number which you will then need to input into Airbnb’s system. You can register here: Boston short term rental registration
- Owner occupied - You must live in the unit or an adjacent unit for at least 9 out of the last 12 months as well as plan to live there for the next 9 out of 12 months and own the property. It must also be your primary residence.
